That description has been the pitch since the subdivision was built. The pitch is now dated in one specific way, and that one way matters more to a buyer's offer than almost anything else on the amenity list.
The course that gave Heathrow its identity was called Sterling Links. It isn't anymore. It reopened after a full renovation as Richmond Hill Golf Club, and the way tee times work today is not the way they worked when a lot of current listing copy was written. Before you compare Heathrow to Buckhead, The Ford, or Waterways, you have to understand what changed at the clubhouse.
The course changed names. That changes your offer.
Owner Ben MacMillan opened Richmond Hill Golf Club in 2019 on the same footprint at 53 Sterling Links Drive, keeping the John Fesperman routing but rebuilding greens, tee boxes, and the clubhouse. It is a private club just south of Savannah, with instruction from PGA Professional Rob Ellis. Third-party directories describe the same facility as operating on a private, members-first model, with public access limited and driven by member bookings.
For a Heathrow buyer, this is the friction that catches people off guard. Older listing descriptions still refer to Sterling Links as if it were the same daily-fee course it was a decade ago, when Heathrow at Sterling Links was built by Homes of Integrity with optional golf cart garages and course views. Owning a home wrapped by the fairways does not, on its own, hand you a tee sheet. Membership terms, initiation, dues, and guest access all sit outside the real estate transaction and need to be verified with the club directly before you decide what a fairway lot is worth to you.

Hyundai Motor Group Metaplant America sits in Ellabell, Bryan County, on a $7.6 billion campus with over 16 million square feet of factory floor space, built along I-16 about 25 miles west of downtown Savannah. The IONIQ 5 and IONIQ 9 are built there, with the 2026 IONIQ 9 exclusively manufactured at the Bryan County plant, and the site is projected to employ up to 8,500 workers directly, with tens of thousands of indirect jobs across suppliers and logistics.
That employment base sits directly on top of a county that was already the fastest-growing in Georgia. Local investment research pegs Bryan County's growth at roughly 48 percent since 2010, with about 1,200 net new residents added between 2023 and 2024.
